What a well-built room does to the value of the house

A cinema room is not a neutral improvement. Built well, it enters the property description as an extra space with its own construction and paperwork. Built badly, it is a lost bedroom full of equipment the next buyer will want removed.
The difference between a room and a pile of boxes
A projector hung in a bedroom adds no value: it adds a storage problem. What adds value is a space built for the purpose, isolated, treated, with scene lighting and hidden infrastructure, because that is neither removable nor reproducible without construction. It is the same logic as a climate-controlled cellar or a purpose-built kitchen.
Documentation is what proves the work
A room handed over with measurements, a signal diagram, a cable map and a calibration report is a space with a history. Without those documents, everything inside the walls is a promise. That is why we hand over the full sheet at the end: it is not bureaucracy, it is what separates an investment from an expense.
Deciding what stays and what goes
There is a useful boundary between the built part, isolation, treatment, riser, recessed screen, cabling, lighting, and the tradeable part, which is the electronics. Setting that boundary at the start lets you plan an equipment upgrade ten years out without touching the construction, and lets you sell the house without arguing over whether the processor stays.
The oversizing mistake
Spending on electronics what should have been spent on construction is the most frequent error and the hardest to undo. An expensive system in a bad room sounds like a bad room. A well-built room with correct electronics sounds good today and will sound better in ten years, when the electronics are replaced by whatever exists then.
The value sits in the part that cannot be unbolted: the construction, the acoustics, the infrastructure and the documentation. Electronics are the part that ages, and should be the last thing decided.
